How much do you pay for your holiday park site fees?

A holiday park pitch or site fee is the amount you’ll pay to keep your static caravan or lodge on its pitch at your chosen park each year – a bit like ground rent.

All holiday parks will charge these pitch or site fees and they will vary between holiday parks dependent on their geographical location and level of on-site facilities. Some owners might also pay more than others on the same park depending on the position of their pitch, as well as the size of their static caravan or lodge.

An annual site fee will go towards the maintenance of the holiday park as well as other park services such as on site and overnight security and maintenance. Most of all you’re paying for the privilege of using the park operators land.

  1. Our site has no facilities ie bar pool clubhouse restaurant or shop. I think the site fees are an absolute insult. I will be looking to relocate very soon.

  2. Just gone over £6000 for 2023! Still reasonable value given the seasonal facilities

  3. Fees for 2023 are nearly £7500! Bought the van during lockdown when fees were forecast as £6500. but VAT was 5% so has just gone up by a large chunk! Just need to make sure we go to stay regularly.

  4. I think they should be priced on van/balcony/plot size, because why should we pay the same as someone with a twin unit lodge

  5. We have seen a £500 rise on the ground rent this year which is over the rate of Inflation.
    We have no new facilities at the park.
    The staff at the park are not receiving a pay rise in line with Inflation so why such a big jump in cost

  6. With early payment, a discount is given, bringing the £5150 or so far to under £5000 – for 2021-22. However, just been notified of next year’s fee and it is £5610. Just as well we got a £4000 discount on that by upgrading recently!! Applied to Amble Links Park Leisure

  7. No one has mentioned length of contract. We were given a 15yr contract when we bought a new van that terminates in Nov 2023. Our caravan is like new as we have maintained it well and kept our pitch clean and tidy but are not aloud to extend our contract!! It seems so unfair. We have been on the site for 30 years.

    1. There are some site that only allow caravans up to 5 years old on some pitches that are over looked to the road.
      But yes saying a caravan is past its age is a bit rich. mine some are. but not if loved and looked after.
      Its all down to money and spending 15K upwards to buy a newer caravan on there site bring the site some extra £1,000s in profit.
      Money that many people just don’t have. may site just charge far too much and make it impossible to have a caravan unless you have a very high paid job.

  8. Our site fees include rates. Also a£50 discount if you pay up front.
    Two other options of payment.
    2022-2023 ….£3,918.

  9. My site fees are £2.350. which is a lot really for a site with nothing on.
    But compared to the next closest site which is over £4K or a Haven site were it goes £3,500 to over £7K.
    I do find that it seem a secret what site fees are charged at what site.
    I do not think I have seen a site that tells you what they are.
    I do feel this is wrong. Until You get a caravan they don’t tell you what the site fees are.
    Normally the 1st yr is free well included in the cost of buying.

  10. I am paying £5700 and have just found out that my neighbour on an identicle pitch is paying £3500 are they allowed to do this?

  11. Council owned land and paying over £8000 + rates etc this year
    32″x12′ caravan
    Feel helpless and need to sell
