    You are the owner of the Holiday Property to be insured.

    The property will not be unoccupied for more than 90 days in a row.

    This relates to consecutive days unoccupied, not in the period of insurance as a whole.

    The property will not be used for any business purposes.
    (Other than short term holiday letting if this is selected in your quote)

    Clerical business use (with no visitors) is allowed. Any other form of business use we are unable to cover.

    You have not had any claims on this property or any other holiday home insurance policy in the last 3 years.

    This does not include home insurance on your main residence.

    You, or any member of your family normally residing with you have: 

    • Never been refused or had insurance cancelled or had terms applied
    • Never been convicted of any criminal offence of have any prosecutions pending
    • Never been requested to take extra precautions by an insurer regarding specific areas of risk

  • Cover needs

    The maximum contents cover you need in the property is no more than £60,000.

    If £60,000 is not sufficient for all your contents then unfortunately our policy would not be suitable for your needs.

    The cost to rebuild your property is no more than £750,000.

    Rebuild cost

    If £750,000 is not sufficient to rebuild your property in the event of a major claim then unfortunately our policy would not be suitable for your needs.

    Please note the rebuild cost of your property is typically less than its market value, as it doesn’t include the value of the land.

  • Your property

    The property is in a good state of repair and will be maintained as such 

    The property or the land belonging to it have not suffered from flooding in the last 5 years

    The property is not showing any signs of, or had damage caused by subsidence, heave or landslip

    The property is self-contained with its own lockable entrance

    Your holiday property must have its own entrance that is locked separately i.e. not your house with one shared entrance for you and guests.

    All final exit doors are fitted with a 5-lever mortice deadlock, multipoint locking system or equivalent locks.

    • A multi-point locking system has a minimum of three locking points that all lock simultaneously by the turn of a key. These are mostly found on uPVC doors.
    • With a 5 lever mortice deadlock, the locking mechanism is embedded (or morticed) into a slot in the door and the strike plate is fitted to the door frame. A key is always needed to operate the lock (usually this will be a chubb key) the face plate of the locking mechanism will usually state how many levers the lock has.
    • A RIM automatic dead latch with key locking handle is mounted on the inside of the door. A cylinder within the lock connects the keyhole on the outside of the door. With this type of lock the door is locked and unlocked by key from either side.

    We can provide cover for properties that are built of:

    - Brick
    - Brick / Timber Frame
    - Concrete
    - Stone

    We may be able to help if your property is of timber construction. Please call our Advisers on 01422 396 838 We do not currently cover any other form of construction.

  • Roof construction

    For us to provide cover, your roof needs to be:

    - Concrete
    - Slate
    - Felt on Timber
    - Tile

    We do not currently accept any other form of construction

  • Flat roof

    If your property has a flat or felt roof of more than 50%, then we cannot currently provide cover.

  • Number of Bedrooms

    A bedroom is a room originally intended for such use even if now used for other purposes e.g. a study. We allow a maximum of 6 bedrooms, if you have more than this we are unable to provide cover.

  • Sleeps up to

    This is the maximum number of people (excluding infants), that could stay overnight in the property.

    An accessible window is one that is at ground floor or basement level, or can be accessed by climbing on a garage roof or climbing a tree. Windows which are not accessible do not require a specific type of lock.

    In some circumstances we may be able to provide cover where a window is accessible and has no lock. However you would need to speak to one of our Advisers on 01422 396838

    Smoke detectors

    We cannot provide cover if your property does not have working smoke detectors

  • Alarm fitted

    An Alarm system, professionally installed and with an annual maintenance contract attracts an additional discount. This discount is automatically applied if the option is selected.

  • Allowing your family to use your holiday home does not count as letting out.

  • This relates to consecutive days unoccupied, not in the period of insurance as a whole.

    Buildings cover

    Buildings covers the home, fixtures and fittings, patios, paved terraces, footpaths, tennis courts, swimming pools, garden ponds, statues and fountains permanently fixed into the ground, drives, walls, fences, hedges and gates.

    Buildings does not include aerials and satellite receiving equipment. Please ensure this will meet your needs before proceeding.

    If buildings is selected, then we automatically provide you with cover up to £750,000. If this is not sufficient to rebuild your property in the event of a major claim then unfortunately our policy would not be suitable for your needs. Please note we are unable to provide buildings cover for flats & apartments if this is already covered under a block policy for all the flats & apartments in the building.

  • Hidden
    Accidental damage

    This is for cover for accidental damage such as to a kitchen work top.

    The policy does include as standard cover for Accidental Damage such as breakage to windows, sanitary ware, drains pipes and cables.

    Contents cover

    Contents cover is for Household goods, High Risk Items and Clerical Business Equipment, Pedal Cycles and Business Money owned by Your Family or Your Family’s responsibility under contract.

    Please note, it does not cover wear and tear.

    If contents is selected, then we automatically provide you with cover for £60,000. If this is not sufficient for all your contents then unfortunately our policy would not be suitable for your needs.

  • Hidden
    Contents accidental damage

    This is cover for accidental damage such as spilling wine on your sofa.

    The policy does include an element of accidental damage cover such as damage to TVs, satellite, video, audio and computer equipment.

    If you select accidental damage you will also be given the option to add accidental damage as a result of pet damage.

    Pets accidental damage

    Accidental damage from pets can only be added if accidental damage cover for contents is selected.

    If this is your first time insuring a holiday property and therefore have no NCD, we can allow a introductory NCD of 2 years if you have not had a claim on a holiday property or main residence in the last 3 years. If this is the case please select 2 years.

    This is the amount you have to pay towards a claim (excluding escape of water and subsidence - please see below). Choosing a higher excess can lower your premium.
